Here is the honest read as of high summer 2026. Cedar City closed 2025 with a single-family median of $458,000, up about 4% on the year, on a healthy 644 sales. The market did not cool the way some people predicted. It absorbed more inventory and kept moving.
Into 2026, the monthly median has zig-zagged the way it does in a market this size, where a few dozen closings swing the middle number. January opened soft at $410,500, February jumped to $489,500, March held at $482,500, April eased to $445,000, May snapped back hard to $507,495, June came in at $485,000, and July landed at $427,000. The quarters are the steadier read: Q1 at $469,945 and Q2 at $473,600, both up single digits on the year. Do not over-read any single month. July in particular fell because more of the closings sat in the lower and middle price bands, not because homes lost value.
What it means if you are selling: pricing right matters more than it did in 2021, because buyers have choices now. The genuinely good news underneath is that the aged inventory has cleared out. Listings sitting unsold in Q2 had been on the market about a fifth less time than a year earlier, and by July that gap was wider still. Fewer stale listings means your home is judged against current competition, so a sharp launch price and real marketing do the work a frenzy used to handle on its own. Budget more time than last summer, though: July's sales took about eleven weeks to reach contract rather than seven.
SUU enrollment, the Old Sorrel Ranch build-out, and Iron County in-migration all sit underneath these numbers. The citywide median hides real differences between a starter near campus and a full-acre build on the south end. Your street has its own story.
