My Dual Role: How the Coordinator Model Works
I hold two licenses: a real estate license and a mortgage license. Because of how I structure a move, you should understand exactly which role I play in your transaction.
On a typical move-up or right-size, I act as your listing agent on the home you are selling and as your mortgage loan originator on the home you are buying. For the purchase side, you work with a separate, referred buyer agent or choose your own agent. I do not act as both the buyer's real estate agent and the mortgage loan originator on the same purchase transaction.
My role is to coordinate the timing across the sale and the financing so the two sides line up. The coordination is the service. It does not change your right to choose your own agent, lender, title company, or other settlement service providers.
Your Right to Choose; No Requirement to Use My Services
You are never required to use Scott Buehler for both real estate and mortgage services, and using one service is not a condition of receiving the other. Hiring me to list or help you buy a home does not obligate you to use me for your mortgage, and working with me on a mortgage does not obligate you to use me as your real estate agent. You are free to shop for and select any real estate agent, lender, title company, escrow provider, or other service provider you choose. There are frequently other providers available with similar services. You are encouraged to compare to ensure you are receiving the best service and value.
Compensation Disclosure
When I act as your real estate agent, I am compensated through a real estate commission as set out in your written representation or listing agreement. When I act as your mortgage loan originator, I am compensated for that service in accordance with Guild Mortgage Company's policies and applicable law. These are separate roles with separate compensation. I do not receive a fee, kickback, or thing of value in exchange for referring you to any settlement service provider, and any referral I make is one you remain free to accept or decline.
