The read on the neighborhood

Newer homes on the open west edge of town.

Magnolia Fields sits on Cedar City's far west side, out around 3900 West in the 84721 ZIP code and about three miles west of Interstate 15. Olesia Street and Fern Street run through it. Premier Development is building it out as a 200-plus-home community, plan by plan and phase by phase, and the homes here date to the 2020s. For the buyer side of the story, including what is listed right now, see the Magnolia Fields community page on MovingUtah.com, my buyer-side site.

The setting is the draw. Lots open up out here, setbacks are wide, and you can still see Iron County farmland past the last finished street, with the mountains on the skyline. It has a more rural feel than the downtown street grid, and I think of it as a middle ground between in-town Cedar City and the wide-open Iron County acreage farther out.

The trade for that space is a short drive to the daily stops. Main Street is back east across town, roughly nine minutes by State Route 56 (200 North), and the freeway on-ramp at Exit 59 is about the same. The other honest note: this is an active new-construction release with more phases planned, so construction traffic and noise will be part of the neighborhood for years. If you own here, that shapes how your home should be priced and shown, and I cover it below.

Cedar City Market Snapshot

The city sets the frame,
your home sets the price.

These are the citywide Cedar City single-family numbers I brief every seller with before we talk strategy. They show which direction the market is moving. What they cannot tell you is what your specific home is worth, because a citywide median hides the differences in lot, finish, and location that decide your number. That gap is exactly why a personalized Magnolia Fields valuation matters more here than any headline median.

How to read this

Citywide single-family figures, year over year. A rising median with homes selling near asking signals a market with momentum. Use it as backdrop for your home, not as a per-square-foot price.

What's here, and what drives value

The builder, the plans, and what decides a Magnolia Fields price.

Every home here came off the same builder's plan sheet, so the differences that matter at resale are smaller and more specific than in an older, mixed neighborhood. Knowing them is how you price one correctly.

The builder

Premier Development, a Southern Utah builder

Premier has been building custom homes in this market for about 40 years, and Magnolia Fields is where it is building at a larger scale. A local builder with a long track record has a reputation to protect on warranty work and follow-through, and buyers who know the name tend to ask about it.

Floor plans

Five named plans, about 1,472 to 2,624 sq ft

The Fern, Olesia, Reese, Alisa, and Piper, with single-level layouts and larger plans in the mix. The builder has added other layouts as the release has grown. At resale, the plan name and finished square footage are the first two things a buyer compares.

Construction and finishes

Energy-efficient building is part of the base

The builder's plan sheet has listed 2x6 exterior walls with an upgraded insulation package, quartz counters, 8-foot entry doors, a refrigerator, and upgraded lighting with ceiling fans. Most homes have had covered patios and large backyards with block walls. Inclusions vary by plan and release, so I confirm what your specific home actually has.

The setting

Open sky, wide setbacks, mountain views

The far west side trades a few extra minutes of driving for more room around the house. Farmland still sits past the last finished street. Where a lot sits in the subdivision, and how far the current building phase has reached around it, can change both the view and the drive time.

Buildout

200-plus homes, with more phases planned

More phases have been planned since the first release, so this is a long buildout. That means new homes for sale nearby for a while, along with the construction that comes with them. Both affect a resale, and both can be planned around.

A local quirk

Two plan names are also street names

The Fern and the Olesia share their names with Fern Street and Olesia Street. So "Fern" can mean a floor plan or an address. In a listing, I name the plan and the street separately so buyers compare the right home on the right lot.

If you're selling here

What sellers should know about listing in Magnolia Fields.

Selling a newer home in a neighborhood the builder is still building is its own kind of listing. These are the things I walk through with every Magnolia Fields owner before we set a price.

Note 01

Your competition is the builder down the street

Buyers can tour a brand-new Premier home a few streets over. Builder pricing and incentives shift as phases open and close, so I check what the current release is offering the month we list, then price your home against it and against recent resales across Cedar City.

Note 02

Plan, lot, square footage, and options set the number

With one builder and a handful of plans, buyers compare closely. I price by the plan, the lot, the finished square footage, and the options and upgrades that went in. A neighborhood-wide average misses all four.

Note 03

Show what a new build cannot offer yet

A resale can offer a move-in date that does not depend on a construction schedule, and a yard and finishes buyers can see in person. Whatever you added after closing, like yard work, window coverings, or a finished patio, belongs at the front of the listing.

Note 04

Pull your build paperwork before we list

Buyers compare a resale against the builder's plan sheet. Your purchase contract, option and upgrade list, and warranty documents show exactly what your home has. Having them ready answers questions before they turn into requests for credits.

Note 05

Plan showings around the construction

Active building nearby is a fact of life here for a while. I would rather name it up front than have a buyer discover it on a weekday tour. The listing should give an honest picture of the street now, and of what the open lots around you are planned for.

Note 06

School questions get a district answer

Buyers ask which schools serve a home. On this side of town the district has been changing assignments as new homes fill in, so the right answer comes from the Iron County School District's boundary lookup for your exact address, not from a neighbor's home or an older listing.

What's nearby

About ten minutes to most daily stops.

Daily errands mean a short run east on State Route 56 toward Main Street. These times are estimates measured from near Olesia Street, so check the drive from any specific address.

Curious what your home in Magnolia Fields would sell for in this market?

The questionnaire takes about 4 minutes. Questions, answered honestly

Magnolia Fields FAQ.

Where is Magnolia Fields in Cedar City?

Magnolia Fields is on Cedar City's far west side, about three miles west of Interstate 15 in the 84721 ZIP code. Olesia Street and Fern Street run through it, out around 3900 West. The freeway on-ramp at Exit 59 is roughly nine minutes away by State Route 56 (200 North), and historic Main Street is about the same drive back east.

Who builds the homes in Magnolia Fields?

Premier Development, a Southern Utah builder that has been building custom homes in this market for about 40 years. Magnolia Fields is its 200-plus-home community on the west side, built from five named floor plans: the Fern, Olesia, Reese, Alisa, and Piper. Finished sizes run roughly 1,472 to 2,624 square feet, with single-level layouts and larger plans in the mix.

Which schools serve Magnolia Fields?

Magnolia Fields is in the Iron County School District. As new homes fill in on this side of town, the district has been changing which schools serve which streets, so I do not guess the assignment for a neighborhood as a whole. Check the exact address with the district's school boundary lookup at irondistrict.org.

What is my Magnolia Fields home worth?

It depends on your plan, your lot, your finished square footage, and the options and upgrades that went into the build. Your home is also measured against the builder's current release down the street and against recent resales across Cedar City. A neighborhood average cannot capture that, which is why I run a written comparison for your specific home through the valuation questionnaire.

Is it hard to sell a resale home while the builder is still building?

It can be done well, and it starts with pricing. Buyers can walk a brand-new Premier home a few streets over, so a resale has to show what a new build often cannot yet offer: a move-in date that does not depend on a construction schedule, a yard and finishes buyers can see in person, and a price that makes sense next to the current release. I compare your home against what the builder is offering that month before we set a number.

Can you sell my Magnolia Fields home and finance my next one?

Yes. I am dual-licensed in both real estate and mortgage lending. On the home you are selling, I work as your listing agent. On the home you are buying, I take one role only, your mortgage lender, while a separate buyer's agent I can refer represents you on the purchase.

I am never both the agent and the lender on the same transaction. You are always free to choose your own buyer's agent and your own lender; using my referral or my lending is never required and never a condition of listing or buying, and I am compensated for whichever single role I hold.
