Things are better. So far.

Scott | December 29, 2005 11:49 pm

Sorry for the lack of updates, we’ve been very busy as most families have been.

First, the guy under contract to buy this house has found another lender, the same lender he used for his first mortgage. This lender only wants $10,000 from the buyer and apparently a better interest rate.

As of today, everything looks really good and the escrow will close in a few weeks due to the delays while he found other options.

Second, we have placed an offer on a house in Cedar City. Here is the MLS listing information..

This offer is contingent on our house selling and is a 45 day escrow.

Other than that, we are living on eggshells everyday just hoping this buyer will not have any more problems.

We desperately want the house we placed the offer on. We will do anything to complete that purchase and move on with our lives.

We’ve already taken the Christmas tree down and just getting back into gearing up to move.

Oh, one last thing, if you have broadband and are a friend or family member and would like to see pictures, video, or both of the new house, email us.

F#$%! Escrow fell through again!!

Round 5 DING DING DING!

Our escrow will fall through tomorrow because apparently, the person buying has two SSNs or something because he came from Mexico?

Well, the first SSN has 3 company trucks purchased on it from the company he works for. So, his credit score on that SSN is 620.

He now qualifies if he puts down $50,000 and pays 20% interest on the loan. Uhh, how does $2100/mo sound on a $230,000 loan? ….. His response was the same! No way. Can’t do it.

So.

Round 5!

We had a backup offer in place for this new guy who really wanted this house but was late in putting an offer in.

New offer: $265,000 and we are paying no closing costs. We are paying 6% commission now instead of 5%, however, because we are seeing an extra $5,000 from the offer, we will still make even more from this one.

For all those reading, please please please hope, cross your fingers and toes, and perhaps even pray that this offer will COMPLETE. PLEASE?

We are so sick of filling out papers. Ugh!

No credit problems from buyer

Scott | December 9, 2005 10:25 pm

We did find out yesterday, the buyer has no credit problems. We are expecting the inspections to be coming very soon.

With the lockbox off, inspections coming, no credit problems, it sure looks like this one might be the one to get us out of here!

Woohoo!

Multiple Updates!

We received another call from our Realtor today. She says it is looking very good for this house selling in January. I forgot to ask if they have gone through the credit process yet, I’ll find that out tomorrow.

She is removing the lockbox! That’s the furthest we’ve been in escrow. LOL. Exciting.

We are looking at houses in Cedar City now with intent to purchase instead of looking at them dreaming we could move.

We booked rooms in Cedar City this month. We are meeting with ERA to see some houses. The kids are coming, so we plan to do many other things while we are there.

Other news.

Looking for an Xbox 360?
Target sells them as they get them all the time. Visit your Target stores in the morning and check the shelves.

Best Buy is guaranteeing at least 20 Xbox 360’s on the 18th of this month. There will be a print ad that comes out on the 16th that will mention this. People are expecting lines outside of Best Buy just like there was on the Xbox 360 launch.

As for me, I am not getting the 360 afterall. I was, but not now.

After reading all of the reviews, yes, there are problems for some 3% of 360’s sold with the Power Supply brick overheating and causing freezes and errors, my problem, is in general the xbox 360 runs way too hot. I think the machines that work flawlessly now will fail or have major issues after 6 months of heavy usage.

As with any console, I recommend people wait for the 3rd or 4th revision of the console before purchasing. Learn from the PS2. Remember all the CD drive issues with revisionn1? I own a revision 4 PS2 and have no problems as the major problems were fixed.

Benefits, major problems fixed and usually a cheaper price. Another benefit, more great titles out. Last benefit, the later titles use the full capabilities of the console.

That being said, current 360 titles do not use the full potential of the 360’s capabilities. All games were written single threaded whereas the 360 allows multithreading. It is my understanding the multithreading is a lot harder to code for games and therefore, is why the current launch titles only use single threading.

Enjoy this information and make an educated purchase!
